Landlord gas safety certificates
By law, every gas appliance and flue a landlord provides in a rented home must be checked every 12 months by a Gas Safe registered engineer, and the tenant given a copy of the certificate. Ian carries out the check and issues the certificate across Wolverhampton and the Black Country.

Certificate due?
Ring with the address, the number of appliances and the date the last one runs out. The check can be done up to two months early and keep the same renewal date.
Your duties as a landlord
The Gas Safety (Installation and Use) Regulations 1998 set these out. They apply to houses, flats, HMOs, holiday lets and rented caravans and park homes.
- Every 12 monthsA gas safety check of every appliance and flue you provide, by a Gas Safe registered engineer. Appliances the tenant owns are not included, but the pipework to them is.
- A copy to the tenantWithin 28 days of the check, and to a new tenant before they move in. Keep your own copy for two years.
- Maintenance as wellThe check is a safety inspection, not a service. You also have to keep the appliances and flues maintained, which for a boiler means an annual service.
- AccessYou must take all reasonable steps to get in to do the check. Ian can visit at a time that suits the tenant, including weekends.
- Carbon monoxide alarmsSince 2022, a working carbon monoxide alarm is required in any room with a fixed gas appliance other than a cooker.
What the check covers
Appliances
Each one is tested for gas pressure, burner operation, safety devices and combustion.
Flues
Checked for condition, route and termination, and that the flue gas is going where it should.
Ventilation and pipework
Room ventilation is checked and the pipework is tightness tested.
The certificate
The results for every appliance, any defects, and the date the next check is due. The tenant's copy is left at the property and the landlord or letting agent gets theirs. Ian sends a reminder before the next one is due, so it never lapses.
Service and certificate together
The check tells you the boiler is safe today. It does not clean the condensate trap, recharge the expansion vessel or catch the small faults that stop a boiler in January. That is what a service does.
Having Ian do both on one visit means one appointment for the tenant and one bill for you.

How often should a boiler be serviced?

How do I pay?
By bank transfer. Repairs, services and certificates are paid when the job is done. Bigger jobs, like a new boiler, a bathroom or air conditioning, are 50% on booking to cover the materials, and the balance on completion.
