Book before the cold.
Early autumn is the time to have the boiler looked at. Once the first cold week arrives, the diary fills with breakdowns and a service has to wait.
What a service catches
The faults that stop a boiler in the depths of winter mostly show themselves at the autumn service, if someone looks.
- A tired expansion vesselLoses its charge slowly. The boiler starts losing pressure, then locks out on a cold morning. Recharging it on a service takes minutes.
- A blocked condensate trapFills with sludge over the year. Cleared on a service; left alone, it stops the boiler and can leak.
- Worn seals and a weeping jointA small drip inside the case is easy to fix now and expensive once it has corroded a component underneath.
- Flue and combustionThe flue gas is checked with an analyser to confirm the boiler is burning safely and efficiently.
- The warrantyMost manufacturers require an annual service by a registered engineer to keep the warranty running. Miss a year and a claim can be refused.
What the service involves
Visual checks
The boiler, flue, pipework and controls are inspected, and the case comes off.
Tests
Gas pressure, flue gas readings and safety devices are checked, and the seals and fan are looked over while the case is off.
Cleaning
The condensate trap, filters and burner are cleaned where they need it.
The paperwork
You get a written service record before Ian leaves, with the readings and anything he noticed, for the warranty and for your own file. The whole visit usually takes 45 minutes to an hour.
Servicing and the gas safety certificate
A service and a landlord gas safety certificate are two different things. The certificate is the legal annual inspection of every gas appliance in a rented home. A service is the maintenance that keeps the boiler running well.
Ian does both, and doing them on one visit saves a second call-out.
He has maintained the system since its initial installation and we have found him to be reliable and trustworthy.

Before you ring
How often should a boiler be serviced?
Once a year. Most manufacturers make the warranty depend on it, and a service catches small faults, like a tired expansion vessel or a blocked condensate trap, before they stop the boiler in January. Boiler servicing.
What does a boiler service include?
Ian takes the case off and inspects the boiler, flue, pipework and controls, checks the gas pressure, takes flue gas readings with an analyser and tests the safety devices. The condensate trap, filters and burner are cleaned where they need it. It usually takes 45 minutes to an hour, and you get a written service record before he leaves. Boiler servicing.
How much does a boiler service cost?
Ring with the make of the boiler and whether it runs on gas, LPG or oil, and Ian gives you the price on the phone. Boiler servicing.
Do you do landlord gas safety certificates?
Yes. Ian checks every gas appliance and flue in the property and issues the certificate the law requires every 12 months. He can service the boiler on the same visit. The tenant's copy is left at the property and the landlord or letting agent gets theirs, and Ian sends a reminder when the next one is due. Landlords.
